What your renovation contract must say in Ontario

The province's list for a written renovation contract:

  • The contractor's name, address and contact details
  • The work and the materials, described in detail
  • A description of any warranty
  • The total cost and the payment terms
  • Start and completion dates
  • A payment schedule, with the deposit
  • Who cleans up
  • Every sub-trade on the job

General contracting questions

What does a general contractor do on a renovation?

We plan the job, book each trade in order, order materials, keep the site clean and update you at every milestone, from the free visit to the final walkthrough.

Who gets the building permit?

Ontario says getting building permits is the homeowner's responsibility. Your contract should say who prepares and files the application, and the permit should be in place before the work that needs it starts.

Who does the electrical and gas work?

Electrical work goes to a Licensed Electrical Contractor, who files the notification with the ESA. Gas lines and appliances go to a TSSA-registered fuel contractor with certified gas technicians.
