East of Yonge: Working With the City of Markham
On the Markham side, the same kinds of work go through the City of Markham instead. The questions are similar (structure, plumbing, fire separation, egress from a basement), but the forms, the submission process and the inspection booking are Markham's own. We handle that paperwork, so you are not learning a second municipal system halfway through a renovation.

How do I know if my Thornhill home is in Vaughan or Markham?
Yonge Street is the dividing line: west of it is the City of Vaughan, east of it is the City of Markham. If you are unsure, look at who sends your property tax bill. That city issues your building permit and carries out the inspections. We confirm it during the free visit, before any drawings are prepared.
Does the side of Yonge matter for an interior renovation?
For the work itself, no. A kitchen or bathroom is built the same way on either side. What changes is the paperwork: which building department reviews the application, how drawings are submitted and who comes to inspect. When a permit is needed, we prepare the application for the correct city and handle the inspection bookings.
My house is near the old village core on Yonge. Are there extra rules?
Possibly. Both Vaughan and Markham have heritage conservation district rules for parts of historic Thornhill, and exterior changes there, such as windows, additions or cladding, can need heritage approval on top of a building permit. Interior renovations are usually not affected. We check your address with the city before planning any exterior change.
Can you renovate a condo unit in Thornhill?
Yes. Condo work follows the corporation's rules as well as the city's: permitted working hours, elevator booking, protection of hallways and lobbies, and sometimes written approval from management before work begins. Send us those rules at the start, and we plan demolition, deliveries and the noisiest work around them.
